I greatly appreciate the words of encouragement. The plan is to ditch his list. I am just worried about being sued if I get a property under contract through my own efforts that is on his list.

So basically the end buyer? This is the point I want to get to, but I need the capital to het there.

I am very new at this and not sure what you mean by retail the home. I am looking to get into wholesaling because I need capital to eventually get into fix and flip. Right now I have no money and live pay check to pay check with 6 kids.

I was under the impression that he would be sending me distressed properties that I would be able to negotiate a contract and market to end buyers. Below is a text i received from him


Our deals are non assignable which means you cannot wholesale them. I am a wholesaler and we do not want people wholesaling our deals, we want to sell them to end buyers

The property is an active deal we have but is just an example packet since I have not received the signed disclosure back from you yet. Full packets have addresses and such

While you cannot wholesale them it is valuable to see deals and the price points in certain locations. That's where I was trying to provide some value.

Someone told me since I signed the disclosure, if I find a property on my own through PropStream or another avenue, that I could be sued by them if the property is on their list also.

Hi everyone. My name is Bob. Very bran new and just stating to learn. I am very excited to learn and looking forward to a career change.

I am such a new investor that last week I did not even know what he term wholesaler meant in real estate. I was told by a NWA rep that if I sign a disclosure, he will be able to send me a list of houses for sale. I was under the impression that these houses were distressed and I could try to secure a contract to wholesale the property myself. After signing the disclosure, I realized that was not the case and that he was a wholesaler looking for end buyers. Here is my worry and question. Since I signed this disclosure, does this stop me from wholesaling any house that may be on their list even if I found it through my own sources and not theirs?
