Also, if you are doing mostly Sec 8 or other govt program, well that makes it even easier to track the income. I have let's just say one or two doors there, I do not use a PM,( anymore) my guys " keep an eye on it for me " and take care whatever needs to be taken care of,

So, for years I have been an advocate for PM until recently. What does the PM do? Collect rent, schedule repairs, place eviction notices ect, just really moving around paperwork oh and show the place for a new tenant.  Well why not just have the rent go directly to the owner, and if sec 8 well the owner gets paid 1st-5th like clockwork without having to chase the PM.  The tenants call the " Maintenance Coordinator dfro any issues.  The owner is still not bothered with issues and is still hands off. If a notice needs to given to the tenant well that's simple. Anyone can put a note on a door, take a picture and send to the attorney. Why pay 8-10% of your rent? Well, a MC can do all this for 5% therefore cutting that expense in half. 

So far, it's working very well, who knows maybe I just created a new term. Just like wholesaler, back in the day it was called flipping a contract. 

What are your thoughts?

There's a reason I'm not buying them though... because if cash flow is the driving factor for me, Fanduel has some great parlay boosts :) I want wealth and putting down 50k to make $150/month doesn't excite me.  

My advice is to try to be more specific with your inquiry and your boy-box in general, to achieve the best results.  Credit to you for posting in the forums with a question that probably many people want to post but don't!


 How about 75kish with 1200ish cash flow ?

Thats great but how has the income changed over the past 8 year? Not too much. Cleveland is still one of the poorest cities in America with a median income of around $37K per household! How are they supposed to pay $1600/mo in rent? You don't need to be a genius to see how that is an issue. It sounds like you've made it work well in Cleveland, but for rookies I think its better to go elsewhere. 


 Rookies simply put in SEC 8 or Eden. I just seen an OOS investor get 1700 for 2 ,4 BR'S on Glendale, all in 105k each, 850 for a 2 br on Dove all in 65k, not so bad.

 If you are all in 70% it should be an ok deal. However, FL is crashing and going to get worse I would ONLY do a deal in FL where I was all in 60% of current values. Be very careful
