I just used rentometer.com

they were pretty accurate on what I could get for rent in that specific area.

I lowered the rent by $50 month from what they suggested  and I had it rented out in 4 days!!!

I always tell a possible tenant that as long as 2 adults are living their, both names have to be on the lease and credit check on both of them must be done, even if they are not married.

We just bought our first investment property! After minor cosmetic improvements we just accepted a deposit on a 1 year lease . After all expenses I am netting $512 per month. As a first time investor, is this a good amount to net per month?
