Is this a good way to get a deal? Try to get a loan and just install a septic tank? These go for what, $15k installed? These houses usually sell for significantly less must ask for cash buyer but can you do a 203k or home style loan instead?

When people talk about the cost per square foot to build a house it is typically 250 or I think 200 in my area (Boston suburbs)

My question is- when people throw around this “generic” number, does this typically include the cost of hiring a gc to build the project? I know gc fees around around 30 percent of the construction cost. So if you would gc it your self would the generic cost be $200-(.3*200)=60

200-60=140. So $140 per sf if you hire your own subs and gc the project yourself?

Also. When throwing out this generic number. I assume this does not include any sf in a finished attic or basement, right?

What don’t we see more modular homes in Massachusetts?

If you already own an investment property can you still qualify for a 5 percent down personal home loan?

When you list a property on air Bnb through a management company, does it show them as the host or you?

Do you have the option to just show the company as the host and not yourself at all or vice versa?

Also are there companies that specialize in renting out vacation homes, I guess by a service other than Airbnb or is Airbnb the o Lu way to do vacation rentals today?

I’d like to buy a property in Florida from out of state. I’d like it to generate cash flow but also would like to use it for 2-3 weeks a year. What kind of deal could I do to make this happen? Some ideas:

Buy property and rent it as vacation hone. Do I need to use air Bbb? Are there companies that could manage this for me?

Buy a single family and build an accessory unit?

Buy a property and rent out except for one bedroom which I could use to visit?

Any ideas/ comments?

I’ve heard that a garage is the most valuable addition to build however this doesn’t add livable square footage to the house. Although living space could be added above the garage.

What do you think the most valuable addition is to build that will result in higher resale value?

(I’m talking new addition as opposed to opening up floor plan in the existing footprint)

Leave it vacant for when I’d want to visit?

I’d like to buy a duplex in Florida with a pool. Rent units out but perhaps build an accessory dwelling unit on site so that I could visit sometimes as a vacation. (I live in the northeast)
