Section 8 can be ok but comes with risks that a lot of folks don't talk about. Feel free to search the forums or, again, I can send you some resources. I'm going through a Section 8 eviction on one of my home right now.

Detroit is also notoriously tough to analyze. If you're looking at "turnkey" properties under $60k today you're probably in D Class areas. 

Beyond that, there's a lot of nuance. So just be mindful of what you're buying and where, who you're trusting, and make sure you do a bunch of research.

Brand new to this, looking to get my first deal out of state through creative finance or subject to.  Want to use lending to cover down payment and other expenses.  Any advice for first time buyer on where to find private money and/or a good realtor/property managers in my area of purchase.  Also for those with section 8 experience, how much work is usually needed to pass inspection, how long is the property usually vacant for and where can I find assistance for the steps along the way and all the paperwork.  Thank you!
