Haha that is funny I actually only said that because I am an electrical engineering student lol

What about the marketing side like finding people, not deals I know that’s a numbers game, but the people I sift through it seems so elusive.

I learn so much from this post wow,@Cornelius Garland how do you target people, I am in college right now a freshman, I know absolutly no marketing at all so this is like foreign to me. Does the direct mail website give you ways to target? How do you know if someone is motivated?

I know these may not be a every single property decision type of thing but they could be tools put to use lower payments equal more cash flow so you could make somthing work that way.

How do you go about finding these loans  vs 30 year loans. They are obviously not common but they are out there and if they exist I feel it could be Beni FICO all to understand when to use them

How do you screen out the bad apps in Milwaukee I’m looking at c class areas like West Allis cudahy, silver springs etc 

I’m to the point where I am close to my first cash buy and am going to start teaching myself how to screen the best i can for the least mistakes starting up

can’t edit title hate auto correct

so it seems like the most affordable places to start weree I live without much crime after talking to many investors, seem to nickel and dime other investors to death how do I deal with this going into the area I assume this is just keeping the property to code and once you get it to code it isn’t much of a hassle anymore it is just getting it there. They say it can be profitable but it is very annoying. Is this somthing I should worry about. Or just keep on top of things and run the business responsibly and I’ll be fine?
