The purchase price is 50-55K, for an 800 sqft 2/1. My initial offer was 10% EMD, since I knew that was the "standard" for a Homepath cash offer.

I just had an offer countered by Homepath for a property on the market now for 3 months where they want the full purchase price as an earnest deposit. Anyone else seen that? While it looks to be in pretty good shape, I'm a little hesitant since inspections might find something unknown. And also concerned after that that there could be delays closing. Hmmm...
