May want to save REA % via fee paid broker approach......essentially you get MLS, and maybe some marketing/signage. A great how-to, "Simple and Sold" by Sissy Lappin; or her site, "ListingDoor". Compares favorably with a listing agent who takes 3% to access MLS and put a sign in front of property with their name on it.

Don't even plan for long term appraisal. Let it be icing on the cake. Focus on the front deal.....it'll keep you from subsidizing the deal with the appreciation.

Re. Contract duration of no more then 6 months. Is there a work around with "stacked" contracts of 6 months each X e.g. 5?

Are short sales less attractive since end of 2014, since now banks can go after deficiency or 1099 the owner?
