I know Darlington very well and would actually be at the race if it were not for this project I am on.   Good to have our State Labor Day tradition back.  I have a good friend from Cheraw and travel there with him from time to time to visit his family there.

Hi Cameron.
Looks like you and I are in the same boat.   I am about to launch into full time restoration/flipping.   Lets stay connected and learn together! 

I live in Fountain Inn just outside of Greenville.   My current occupation is as a measurement (metrology) engineer which keeps me on the road all of the time.  Currently I am on a project in New Hampshire, but as soon as it is done I plan to leave this job and make the jump.  

So welcome to the machine!  As is apparent in every responsible article and book you will read in real estate, we do not plan to fail, we fail to plan.   The difference between a real estate investor and everyone else is that they don't stop at the plan.  They act on it.

I have around $125,000 in cash reserves after purchasing the house.  Do you need an engineer or a land surveyor?  My plan would not be to install any road ways, but to just layout the lots, covenants and easements.  Not planning on a developing, just dividing.

I grew up in SVille near Fountain Inn. It's a great little town!

 We live right in "downtown".  Fi Will be our first target market once I get my Dad's place in Maine cleared up.

@andrew Scott.   My project is in Orland Maine on rt 175 heading to Castine. The property lies on the Orland River just before it connects to the Penobscot.

My mother's realtor told me the value.  I have also done research on similar listings.  I have a very good network there since my father was chairman of the planning board.   The folks there  know me very well even though I live 1250 miles away.

I am semi-inheriting my father's house in Maine. My mother has agreed to sell me the house for $150,000.00 even though it is worth $285,000 with must do repairs completed. It is a 1950's ranch with 10 acres of land. It has approximately 1400 feet of ocean front (tidal river about 5 miles from the top of Penobscot Bay).


The house needs some work even though it has been reasonably maintained.

Must have's
New Septic System

Leaky Basement repair.
Repaint exterior

Should do's
Complete rewire from 100 amp service with tube main breakers to modern 200 amp service.

Replace old 1950's windows that are cheap aluminum balanced or wood channels that have been pained shut, but at the front of the lot near the road in the front corner of the property.


Some options (many more this this probably)

1. Do the must do's and sell.

2. Do the must do's, subdivide the property to X number of lots (3 ocean front lots is the max) and sell each lot.

3. Do a full renovation to make the house price compatible with the level of ocean front houses that might be built on the subdivision so that it does not detract from the Ocean lots. Sell eveything.

Hi,

My name is Bob Clement and I am from Greenville, South Carolina.  Actual Fountain Inn South Carolina to be precise.

My wife Melanie and I have for most of our married life pursued real estate in a passive manner.  By this I mean the we have done our investing through sweat equity.   We have built our own houses, lived in them for a number of years an then moved on to another with the intent to build equity through our own labor and market appreciation.  Its worked somewhat, but honestly we took a major bath on one house that has taken until now to correct.

We are now looking to start dipping our toes into the water and do some house flipping with the intent to go full time.  Melanie is a burned out labor and delivery nurse and I am an engineer.  She is the daughter of a builder and I have worked as a general contractor in the past.  I have built several log homes as well as tradition frame structures.  

We are originally from Maine and have a project going there that we landed by default by being offered my father's home at half price after he passed away.  This community looks to be a fantastic means to get advice and network with other folks so I am really excited about having found BiggerPockets.com
