There are some really great tips in this list.  I especially like the 48 hour time line for the appraisal being ordered post inspection contingency and the written permission to contact the mortgage broker.

In some states like PA, the minimum sized septic system is 3 bedrooms, there are no 1 or 2 bedroom systems, so adding a bedroom doesn't affect the size of a permitted septic system for any system less than 3 bedrooms as long as the new total is not more than 3.

In some rare occasions a builder/owner might initially build a septic larger than the number of originally built bedrooms, anticipating future growth.

I've been licensed by the state to do septic testing and septic designs.

I would be inclined to ask your CPA, what tax advantage he is referring to.  Should have zero impact on your taxes.  Furthermore you would be hard pressed to find any attorney suggesting you hold a rental property in your own name.

Are you saying from the time the contract is accepted to the day you close is that short?

My last 2 deals took 4 months to close and the one prior was 3 months.

Out of 38 flips, I lost money on 0, made nothing on 3 deals, and have made 90k on a 13k investment.

Average hold time has been 6 month, but that was mostly because I worked full time until 9 month ago.

My hourly rate as an investor is something like $250/hour.

According to the author, even though you are registered to do business in say Pa, a judgment creditor would have to take you to court in Nevada.  He talks to great length on this topic.  This guy was one of the coautohrs to the Rich Dad Poor dad series.

Every deed I have ever seen had the price paid, and I have looked at about 200 across the following types -  Sheriff deeds, marshal deeds, quit claim deeds, warranty deeds, special warranty deeds.
