I am going to try logging in from the web version instead of the app and see if i cant load the desktop version of the site to get these features

Easy one, why can i not easily find the pro features on the BP app?

Our family maxes our 401k (two earners), we doa Roth 401k.

The rest we save cash. I aim to have 6 months after tax income In the bank.

From this point we save up $ above and beyond this six months amount and then purchase more property. Each property has its own bank account with 3-4x the mortgage in case repairs are needed.

I think our approach is very simple, but I feel comfortable with it.

This next year I plan to start putting 25% of our above and beyond 6 months savings into index funds so i can get some extra growth for future real estate purchases.

Closing on a SFH rental this month. I got a quote from Anchor Insurance that was competitive and a good rate. I am looking for 3-4 other references for the best coverage in Florida?

MY rental is in the Pensacola/Pace/Milton FL area.

 You bet. And like an earlier commenter said it all depends on the market, but if you know your area and consider any "resale" tips from a realtors perspective you are safe

I do not like mint or having all of my accounts and logins associated with one organization/app Budgeting is easy if you make it easy. Two simple ways:

1) Toshl app - this is what I do now to track all spending and expenses

2) track by hand or spreadsheet - manually do it yourself. I think there is value to this approach because it’s hands on

You should open a high interest yield checking/savings account (aim to get 2-4%), set up dedicated checking account per property.

You should read the tony Robbins book “unshakeable”

The AC should last about 10-15 years. My place is in Florida, its hot! I am assuming it will last 10 years in my numbers.

Furnace 15-20 years.

Sump Pumps about 10 years
