Average move out turn around: 48 days...that sounds like an awfully long time?  What is being done that would take that long?

Yes that does make sense.  I was referring to a loan that does require owner occupancy.  So if I were to put my daughter on the loan with me, would it be okay then?

Do I personally have to occupy the house or can my daughter live there?  My daughter is in college and I was thinking about buying a duplex and have her live on 1 side while renting out the other side.  Is this allowed?

Try zip code, also just go to Google and start typing some phrases in related to your KW and see what pops up....try different variations of words starting with a, then b, then just go through the entire alphabet.   These are actual KW that Google is telling you people are typing in when searching. Also look at the related searches at the bottom of the Google page to get more ideas.

Seems like a pretty basic question, but how reliable are appraisals when doing property analysis and running your numbers?  How can you get some reassurance that the appraisals come even close to the true value of a property?  Look at comps, ask R/E agents? Other ideas?  

Do some appraisers have ulterior motives to mislead you?

That's great that you could have that level of trust in your inspector and TK provider.  Could you please elaborate a bit on the no deferred maintenance deal?  Is that like guaranteed for a set period of time?
