How do you manage the perception a market has on your house flipping business? What do you do when a large investor in your market is discovered to have not disclosed material defects and hidden those defects? @Stephen Kunen There is a bit more to it than just buyers market 1 and 2 and sellers market 1 and 2. If you have a REALTOR on your team ask them to provide you with absorption reports specific to the market you are investing in. They are fairly easy for them to produce for you. If they don't know what those are or how to read them find another REALTOR to help you. In my specific market the SFR listing inventory is moving towards a balanced market (= 6 mos. supply of homes for sale) but days on market have gotten longer as traffic is a bit slower in this last quarter. Listing inventory levels determine if it is a buyer or seller's market and how much of one and varies by pricepoint.

@Matthew Perry my wife and I are in our strategy session now for 2019. Looking at business growth for our small Real Estate Team and what the primary objective will be for next year, goals supporting that objective, and what action plans will need to be initiated meet those goals. We set personal goals, family goals, and financial goals (business and personal). I have small daily goals I can easily meet and then set moderate 10 day goals to keep myself motivated (almost like a to do list). It's all about winning the day and staying motivated. Because just like Zig Ziglar used to say... motivation doesn't last, and neither does bathing, so thats why its recommended daily. We have a huge whiteboard where we organize our goals, deals, etc. Its a bit old school but works well for us.

@Matt B. It's important that a home inspector keeps his opinions to himself and reports only the material defects that he finds with the understanding that if he becomes a deal killer his phone will eventually stop ringing as REALTORS recommend home inspectors to their clients. On the flip side good buyers agent will prep their clients for a 45-50 page report as the norm on a resale since the home is not new. My suggestion is you may want to ask the buyers agent who their buyer client will be hiring to perform the inspection so you can contact them to request their credentials prior to any appointment being made and use that phone call to build rapport with the inspector.
