Thanks Mindy... yeah the building department are coming out Monday to assess.

It sat empty because the guy that owned and was building it had bad health and then passed away.

After many months of submitting offers, I have finally landed my first flip property.... yeah. I've just started my inspection period (thankfully it's 15 days) with my house inspector booked for Monday.

I'm looking for some advise re permits. House is in Dade City, Pasco County, Fl.

The house was built in 1998 but has sat unfinished. Inspections were passed for Footers / Slabs, Rough Elec, Rough Mechanical, Lintel and Frame in 1998 but Final Elec, Final Mechanical etc have not been.

In case it's of interest, the house is complete up to rough electrical and plumbing and drywall is up but not tapped / mud etc.

My concerns are that I'll need to invest way more than I've budgeted for professional services (Architect... maybe attorneys etc ) in order to get re-permitted since it's been 18 years since the process was started.

I've already paid a visit to the City building department and am awaiting a call back... just wanted to know if any of you had any words of wisdom.

Update...

Went to view property and all the whole structure is in place. Framing is in place throughout... a/c duct work is also in place, however no handling unit or condenser. All rough plumbing and drainage is also in place. Internal windows and sliding doors are all in however, pretty much all of them have been smashed through. No electrical done.

Builder went bankrupt and property is in the hands of some acquisitions co.

Comps in the area are about $270k

I've not looked gone to county building department yet.

A new construction near me (in Florida) has beenforeclosed on. I'm not sure of the exact building phase it is in... but foundation, structure, roof are all in place. See below...

I plan to go and investigate further tomorrow.

I was wondering if anybody could give me an idea of costs (ball park) in order to get it finished, in order to see if this is worth persuing.

By the way, I am aware this is a very vaguequestion and amongst other items... permits / architect drawings would need to be submitted.

It's about 2,200 sq ft and finishes would be mid grade. There's no driveway (2 car approx. 30 feet to road.

Hi @Account Closed - there all online as far as I can see. All the properties are listed ahead of time, so you have chance to do your due diligence.

You can watch the bids come in and the time tick down. Interesting stuff and you can watch it all unfold on your laptop.
