Awesome input, thanks! I wasn't thinking about it until it was offered. I guess there is something for him being upfront about it and not doing under the table which i know happens. I plan on setting up a face to face interview that will hopefully give me enough info to make thd right call

I have a potential tenant who wants to airbnb the empty rooms in my rental. I dont have any experience with this and was wondering how it would work. I'm not necessarily opposed to the idea, but want to make sure im not getting screwed. Do i raise the rent or ask for a percentage of stays?He said he would have a cleaning service after each stay and would cover minor maintenance costs.  Any input for or against would be helpful. Thanks.

I Recently closed on a property, went to have the water turned on and was notified there is an unpaid water bill of $1,500. it doesn't sound like there is a lien on the property but a few things I'd like help with:

1. If there is a lien and the title company missed it, what recourse do i have? Isn't that the responsibility of the title co.?

2. If there is no lien, isn't the outstanding balance the responsibility of the individual who had it in their name? My understanding is that because there was no lien and the property has since switched owners, it is not my responsibility. Is this accurate?

3. Just curious, how does this get missed?

I am originally from the area and feel the most comfortable there as far as knowing the market and a support network that can help since it will mostly be all long distance investing. Are you currently in the area?

i would call them and ask the question. I had lived in mine as a primary residence but i was under the impression it didnt matter, as long as you are requesting it for a non owner occupied.

PenFed offers a HELOC on rentals up to 80% currently at prime+1. Closing costs paid by bank, may require an appraisal

Sending the letter is a good idea. My thinking was if i could avoid the 6% commission, that would add a little sweetness to the deal.

I have a friend who is a tenant in a multifamily property, and she's heard that the owner might be looking to offload the property. Its a strong market but i know it needs a good amount of work. My question is : How do i approach the owner (via their property manager who i believe has listing rights per the lease agreement)? Should i just ask the PM if they are looking to sell and for how much or do i write up an offer sheet with my best offer? Or is there a better option? Any and all advice is welcomed. Thanks.
