Hello my name is Bobbie Dancy I inherit $10, 000. I'm new to investing and live in the Cleveland area a want to BRRRR multi units. I want to get to quads. I don't want to do it by myself, however I want at least understand deals, the art of the deals. Where should I start? Who should I know? How to search for deals? What am I looking for when comparing the 2% 50% 70% rule.

So basically you leverage a short term loan with a higher percentage with a fixed long term loan for 30 years as the property appreciates; increasing 3% per year. Raising rents over the 30 years, as the loan  comparably gets cheaper; Is that right? I'm still confused as to if a person can only get 10 mortgages and typically 1 property every 6 months to refinance. this also I'm not to sure on. But how creatively can I get more deals than just 2 a year? Is there a procedure, a order from how and where the money comes from? How do I get access to more money for more houses in a year?

I'm curious on a good strategy of investing in between a BRRRR. For example, wholesaling for capitol for a project as the next 6 months pass by. How do one borrow money in this period. Can a corporation qualify and be a first time home buyer?
