Thanks for the great feedback!  House remains titled to parents who died in the late 80s… Children lived in it without ever claiming it… They died in 2014 and 2015 respectively with no children… They left no will…Their aunt is the closest remaining  relative  along with seven Cousins. One nephew had convinced the aunt that the town had taken the house back and they no longer had to worry about it… He was very angry when he found I had been speaking to the aunt and informed her that there was still an ownership interest in the property…  he apparently lost his mother recently and went through quite a process with dealing with her estate and presumably that is the reason he wants nothing to do with this house… Confronted me and said they wanted nothing to do with the property and were not willing to deal with attorneys and threatened me if I contacted anyone in his family again...I sent letters to the other cousins who I had good information for, but received no responses.   My understanding of Virginia intestate succession indicates that the aunt, as well as the Cousins, Are all potential heirs.

The quitclaim idea is interesting… I will investigate that further but in a best case scenario I think that one cousin may still refuse to deal with me...Going to reach out to an attorney as well.

I have found a house which has been vacant since 2015 when the owner died intestate. The potential heirs include an aunt of the deceased and 7 cousins. None want to pursue the probate process and seem content to have the property eventually proceed to a tax sale... Despite my offer to cover all costs to clear title, they are adamant about having nothing to do with the property. In Virginia, could I purchase the tax lien and take possession of the property somehow? Relative to the ARV, the tax due is very low...if there is a way to “possess “ the property I could generate great cash flow over time even if a future sale might be difficult... Any suggestions appreciated...I hate to walk away from this one!

I'm in the process of preparing my first offer...I'm considering an offer subject to existing financing.

In this situation, the wife passed away in January...the house is titled in both husband and wife's name....mortgage is only in her name...he is current on payments.

Is writing my offer, subject to existing financing, with her deceased any different than it would normally be?  My intent is to either wholesale the property or to whole-tail it as quickly as possible.

I'm wondering if anyone has a recommendation for a "people find" service that is inexpensive and effective.  While driving for dollars I've found some obviously vacant homes, but county records provide no additional contact information other than the name of the owner and the address of the subject property.  I'm going to reach out to neighbors but wondered if there was an online resource...
