When is the next meetup in the Baltimore/Washington DC area?

Thanks @Mehran Kamari! Very helpful. I started listening to the podcasts as well.

Thanks Jerry! Those are 6 great tips. That will definitely help with a feasibility study once I get to that stage. One of my biggest concerns right now is the type of property to invest in and location of that property and how to measure if the property is worth making an offer on.

Do you have any suggestions on where I can read more about these topics or learn how to build a model to calculate different information to compare?

Over the past few months I have gained interest in the real estate market. I have started doing my own research but thought it would be great to get feedback and learn from the bigger pockets group. I am interested in the buy and hold approach and am looking at single family/condo/multi-family places depending on costs.

My goal is to gain a better understanding of how to price a home and determine if the ROI is worth it, understand where to find market trends and how to use them better when trying to figure out where to purchase a investment property and eventually learn best practices and tips on how to be a successful landlord and how to manage a property on my own.

This is a 2nd career for me so I realize that may be a large goal.
