Also after further research i believe i was on a fixed term lease for one month as opposed to a month to month lease.  I think that may mean statutes like the one below do not apply to me unfortunately...

Hey guys-

I wanted to check if i have any recourse in my current situation.  We were staying in an apartment and decided to extend our lease by 30 days.  We signed the lease and sent in notice 30 days prior to end of the lease term.  Upon turning in the keys, the office said we were required to give a 45 day notice and because of that we would have to pay for it seems like those extra 15 days we didn't give notice on.  So basically we were given a 30 day lease that had a 45 day notice requirement.  I signed it (my mistake missing the 45 day) but i have found some statutes that say only 30 days is required under state law.  What takes precedence here?  Any docuemtnation or experiences would be great!

Update to this post from a year ago.

At this point I have 2 additional rental properties (1 with a partner).  The lessons above still hold true for me so far.  Now onto finding new area's to buy in AZ.  Getting much harder to find deals in areas I have been buying in.

One additional lesson.  

Review HOA's heavily prior to buying a condo. My first property has a well managed HOA. The second property does not . While it will pay off in the end ( I joined HOA and think I can add value), I spend more time on this property than my other 2 combined. I am ok with this for the learning experience and value add, but I will not buy another condo unless i can confirm the HOA is run well.

I got a hold of sally with chandler and she didn't mention any restrictions in Chandler.  She did mention that i needed to register it with Maricopa county though which i just took care of.

I wanted to reach out reach out and see if anyone had a reference to the amount of unrelated tenants that could live in a property.  The most recent request i had was for 4 people.  Can you guys provide any documentation on this if available?

Post: Land contract in Chandler AZ

Has anyone local to phoenix/chandler had success in doing  land contracts where the owner self finances?  I own a place and am considering this option as opposed to a long term rental.  Any experiences on this would be greatly appreciated.  Things like AMT down, how much people usually charge for the house compared to market etc etc.

Good info thanks guys.  I have taken that approach with my Multi and single family and they are hitting .8% rule which seems to be solid for az so far.  Close to the 50% rule but not there on above.  Really good to hear other people strategies.  

I have been targeting .78% or above because most SFR's/condo's i see are well below even .7%.
