Yes, I agree with everyone on this thread. Find a SME (Subject Matter Expert) in your area and allow them to do what they do best. They can be a wealth of information and your Realtor for life. I hope this helps.

I agree with Rick. I don't know Seth personally but I have heard about his successes. Aaron and I have worked together on a couple of deals and he is well versed on AirBnB operations here in San Antonio. I hope this helps.

Take a moment to think about the transaction that's about to take place. Your client is listing a home with fond memories or purchasing the house of their dreams. What would you want your realtor to look like?

All my listing leads come from marketing to distressed home owners, I show up for all of my appointments in my 2005 Cobalt or 2001 Silverado for listings and purchases and for listings my pitch is: A good agent communicates with all parties timely, answers their phone or calls back quickly, follows up with every buyers agent that looks at the house, and does what marketing is necessary. I try and make marketing the least discussed part. Listings can be a great way to increase revenue and at some point a licensed assistant can manage the listings and make a fine living doing so.

@Gary Parker, Gary I love your pitch (script). I hope you don't mind me using it. I'm a new realtor in San Antonio, Tx. and as of 1 Jan 2014 there are 960 expired listings. What's my next move? I not sure but, I better move!

@Jason P. you're not an investor unless you tell somebody. Real Estate a funny thing and everybody has questions. Get your cards and give to any and everyone. Also, tell friends and family what you are looking for and what your plans are. They will keep you in check by asking how things are going.
