Bryan, Same here. I live in the Chicago suburbs, but lived in KC for 10 years before moving to Dallas and have a lot of friends and family in KC. Would be interested in partnering but would need a local contractor and team to help with this. Also, I've done some extensive work on calling banks for refinancing the loan to pull out for BRRRR investment.

I'm looking for a lender as well in Chicago. Purchase and rehab deal. Great numbers.

Looking for CPA to minimize taxes and Investment Advisor to expand knowledge of investing options to diversify investment holdings other than real estate.

Also would like to make contact with an attorney with a real estate expertise.

Any suggestions would be helpful.

I personally like a satin or an eggshell. It's not that much more expensive and it looks so much better than a flat. I agree with Andrew and a light gray vs the white woodwork looks nice. We had samples of 12 different colors and their are a lot that have different tones. Gentle Rain from Behr is a great option.
