Hey guys, i am a real estate investor starting out, i have been studying alot about real estate and its time i need to take some action. I am looking for mentor thats in the Newark Delaware location or the tristate area(DE,PA& MD). I am offering my time in exchange for your experience, i am a fast learner. I want to see the day to day life of a fulltime investor( especially in Wholesaling, but will also appreciate any other aspects of realestate investing. I will help with any investing activities needed. I am very reliable. I am currently in a REIA club but finding hard to find Mentors, without getting the run-around. Thanks in advance. Any feedback is appreciated.

Yes travis its all about the numbers, i think the best option here would be to transform it back into a garage, it has 4 bedrooms so there is more than enough rooms, no need or additional value for an extra room.

Thanx Rolanda, i was thinking the same, but like you said it wouldnt hurt to ask. I was just trying to minimize my costs.

I have a property undercontract, but just found out the garage was transformed into a room, without any permits. The job looks poorly done. From the outside it looks like a garage but as soon as you enter the property its sealed all around with drywall. I could care less about the extra room. But i would like the seller to get rid of it, it looks like too much of a job to do myself, too risky too with all the illegal wiring of the outlets. Other than that the property is GREAT!..would i be asking for too much from the seller??...Thanks in advance for all your feedback.

Im looking into buying my first property but i wanted the first to be a flip, however i do not want it to affect my eligibility of the first time homebuyers program, my option was to start an LLC and use that for my first flip, my challenge its hard to get financing from a bank with an LLC. does anyone have any other strategies to go around that?
