If you go through the legal eviction process and in your lease you have stated that the tenant is responsible for all damges including the balance of lease and upkeep do you think it is probable that the money can be collected?

That is good to know. One question is will a lawyer transfer the title knowing that the clause exists?

I don't think you can quit claim deed your house to your llc after closing as stated due to the mortgage clause that states if title is transferred mortgage is due in full. I would think that when the county gets the quit claim deed they would have to notify all lienholders......one of whom would be your mortgage company and this would force your mortgage to be due in full.

I am looking into doing straight rentals where I can actually turn a profit. I am not into rehabbing yet as I do not have enough time but I would like to get there soon. My main goal right now is to learn as much as I can from knowledgable people so I don't make the common beginner mistakes that cost $.

I am gettiing into real estate investing and I am reading a lot of information on the whole process. I formed an s-corporation for this purpose. My question is if I take out a mortgage for a rental property in my name, since they will not give me a mortgage otherwise, and I buy the
house how do I transfer it to my s-corporation and is it legal. I would think that the title can be transferred but not with the bank knowing, so do you "forget" to tell them or is there a more legit way? I know that mortages contain a clause that does not allow you to transfer but a mortgage guy told me that after clsing I can do what I want but when I sell I have to transfe rit back to my name. Any ideas?
