@Jacqueline Carrington  I didn't find Asher Cohen helpful and he wanted exclusivity before even providing any value. Maybe he is good if you bring him a deal, but having a team member who can provide value is important.   I did however find an AWESOME investment Realtor that has been busting his butt for us without having even met him in person yet as we live in Washington State (next week we will)! He also has been investing in the Phx valley for 30 years and has a tremendous wealth of knowledge! He owns many properties himself. IM me and I'll provide his contact info.

I learned that you can have your LLC taxed as an S-Corp. Here is an article about that

I am new to BP Forums so hello to everyone. I have a question to which I am interested in getting feedback.

I have 2 high-growth areas where I am looking to purchase my first investment rental for a hold and cash flow investment.  Area A seems to have an over abundance of properties where my numbers work, but they also seem to have an abundance of rentals available.  This makes me think the competition is great and will be harder for me to find a renter.

Area B has fewer properties for purchase and fewer for rent but is still on the top 10 list for growth in US and desired places to live. What are your thoughts on deciding where to purchase? Wait for the right deal in Area B or get started in Area A? Reasoning?

Thanks!!
