I have been looking at using this new website that calculates the cost of repairs based on the home inspection report. It claims fast turnaround, impartial judgement and a bunch of other features for a flat fee. Has any one here in the market place used it? www.repaircostreferee.com I think this would speed up the negotiation and closing timeframes and give me a repair cost analysis that I can use to vet contractors with.

I missed one last week that was similar. It sold before my agent could reach the sellers agent. The area was nice but the building needed work. I would make an offer ASAP and continue your due diligence and schedule inspections.

I bought one property, contract for deed, with an $8,000 down payment. 

4% for 7 years on $115,000

Ameritized out 30 years. 

Big balloon payment at the end of 7 years 

I think that's a really good deal and both the buyer and seller are happy,

What kind off rate and term are folks getting/ giving on seller financed contract for deeds this year? 

Is 5% for 5 years on $50,000- $100,000 attractive to sellers?

Is that a good rate for buyers?

I'm figuring 25% down payment 

Ammeritized out 20 years.

These numbers work for me if I can keep 1% rule for rents and 30/70 equity to loan.

Thoughts ?

In forming a 50/50 partnership, we are looking for ideas which you have found to be beneficial when you have entered into a business partnership for conflict resolution. We would be looking outside the mediation/arbitration.

we are interested in  practical experience, in a general partnership, as how to move forward when both partners have different ideas.ei; tie breaker....

i am leaving for home in the morning at about 10am. I'd like to come back and get some property here in Missoula. Can you fill me in on average rents, vacencys, reliable management companies that go above and beyond and that sort of thing?

I am heading to Montana to visit a friend. While I'm there I'm going to do some driving for dollars. Any body out in the Missoula area recommend a specific area?
