I have her marketing magic 2 program it seems to be a good program, i happen to get her program a few yrs ago don't if it has changed or not the information seems to be very sound and good.

That was my thought i just wanted to have someone else with more experience chime in, I'm wondering if these lovely state employees avoid the poorer areas of the towns, or might be the landlords just don't care or have the money

Over the past year i have a lot people ask if i had any rental properties with heat. The first thought that comes to my mind is what are these people thinking this is Ohio it gets cold in the winter. Second i don't have any rentals but every time some one talks to me about an landlord they have or house they have just got done looking at doesn't any heat in them. i tell them to run from that place cause if they got past that the house doesn't have any type of heat what else is wrong with the house. My question did i miss some law or something that landlord don't have furnaces in houses anymore. I know saving money when ever possible is good but isn't that too much.

I was helping out a friend of mine cleaning out an 800 square foot house, he ended up using two 30 yard dumpters to get the crap out and i mean crap and trash out but we did find two top of the line chain saws in the basement.

I have came across a few deals and looked very sweet on paper but never could find an rehabber to take it off my hands so i lost the deals.

Wow i wasn't expecting a quick response like this. Over the last few years i have done a lot of reading and a lot learning and finally want to make the jump with both feet. What is really holding me back is the fear of doing the first deal on my own . Also I have noticed a lot people don't favor so called guru's, which i totally agree with , instead of listening just one or two i grabbed as many as i could over the years and picked out what makes sense and whats totally bull. Which is about half from what i figure. I do have a question of sorts if a deal does not make sense to me its better off just walk away without losing money.

Right now i don't know much about commercial properties here in central Ohio but i know their are alot of empty of them here and one would think there has to be a way to make alot of money specially on the west side of columbus cause a new holly wood casino just open this last year.
