Thanks @Edmund Ricker Thats what I was thinking. I emailed the tax collectors office yesterday, but figured I'd post here in the meantime to see what the consensus was. I'll give them a call tomorrow if I don't hear back. For only 2 months late, I'd say it's just a late penalty and interest. I'm ok with that.

I'm in the final stages of a Flip project in Chicago (~3 weeks to completion) and the Property Taxes are due on March 1st. I'm close to maxed out on the rehab budget, and the $1900 for the 1st Instalment of Property Taxes would be a decent hit to my remaining cash/budget. What are the repercussions if I don't pay the taxes by March 1st, and then just have them deducted on the HUD1 at closing (which would hopefully be early May.) Is it possible that I could get into issues that quickly and potentially have a tax lien placed on the property? Or is 2 months late not really a big deal and maybe common? Thanks in advance for any info.

I'm in need of a new Property Manager for my SFH in Lithonia (20 miles east of Atlanta).

If anyone has one to recommend...I would appreciate it. 

I'm also looking for a Contractor who can complete some cosmetic repairs (tenant turnover.)

My tenant just called me and said the AC has stopped working today. Any BP'ers in the Atlanta area have a recommendation for an AC repair company? (The home is actually in Lithonia which is about 20 mins east of ATL).

Hey Atlanta BP'ers. I'm an out of state investor who has a SFH in Lithonia, GA. and need to find a decent electrician. My tenant just contacted me and mentioned that the power is out in 2 bedrooms. He flicked the breaker off/on, and that resolved it for a short time...but then went out again. Seems like there might be some water getting at it and shorting something out...but I really have no idea. I Googled a few electricians...but figured I'd throw out a quick post on BP for possible recommendations as well. Thanks.
