Can you give me some input on areas to stay away from in PA. I am looking at a couple of places in Washington County. Donora to be exact. Your thoughts?

Me as well. Going through it now. My monthly mortgages run $!0,500 a month my last two months net before mortgages were $7100 and $5900.

I findly found a couple things they were good at (legal, collections, and compliance), and I psychologically decided that I was paying 8% of my gross for those things.

I have since taken over everything else whether they like it or not(showings, marketing my vacancies, hiring subs, etc..). My lawyer is helping me get out of my contract by the 1st of the year. I think my total loss has been 30K, not to mention the 6K a month I was clearing before hiring them.

I consider it my masters degree in real estate. It cost me about the same, and I know I'll never take my eyes off my bottom line again.

Hello everyone.

I'm a wholesaler/investor from the Notre Dame Indiana area.
In addition to my local portfolio, I've recently started wholesaling deals in multiple states. I'm always looking for cash or hard money buyers.

I'm also looking for ways to maximize the web and resources available online to help run by wholesaling business as efficiently as possible.

I'm interested in services that any of you have used to keep in good communication either VIA email, message boards, efax, database software programs? Whatever has worked well for your investing business.

I am also looking to network with Real Estate professionals in the cities that I wholesale deals in order to assist my investors in leasing, rehabing, or listing properties. As of right now, inventory includes: Detorit, Memphis, Florida, Saginaw MI, Houston, Arizona, Ohio, and Indiana.
