One follow up question. The tenant is a lawyer. If they bug out, I assume this is a breach of contract. Any opinions on if I should report the breach to the local BAR association?

Thanks guys. This helps. He is not military, so the move is completely his choice. The two months is purely to cover our risk of it sitting vacant and the costs and time associated with reletting.

I have a tenant who has decided to take a job opportunity out of the state and is asking to terminate his lease after only 5 months on a 12 month contract. I am trying to work with him and am offering these following two options:

1) They are responsible for the rent until I find another qualified tenant to lease to. In addition, they will owe one months rent for my time and effort.

2) Buyout their remaining obligation on the lease with two months rent. They can move free a clear with not further obligations.

Are these reasonable requests? There is no buyout or termination clause in our lease. As it states, the tenant is responsible for the entire 12 months. We are in Colorado.
