On another point, newbies should absolutely be networking, but it is not all about contacting sellers. What is their strategy once they contact the seller? What do they do then? If someone does not have basic knowledge, then they will be completely lost. Are they looking for long term or short term investments? Are they interested in flipping properties or in becoming a landlord? Should they talk to people locally or in a better market then their own?

These are just a few questions that should be considered before blindly contacting sellers. Without a plan, investors - especially newbies - are just wasting their time.

The what if questions come from lack of information and fear of the unknown. Yes, you can ask what if questions forever. People do often get stuck asking these questions and never actually invest. Some people just aren't made to be investors - they are typically risk averse.

Just remember that you were once a newbie, as was any other real estate millionaire or billionaire. Have some patience. Be helpful. You never know - you might actually learn something from them (happens all the time).
