@Nicholas Acevedo I'd say keep it, cashflow is always good. But if you decide to sell use owner financing. If you have a mortgage, sell subject-to the existing loan and do a wrap for your equity. That way you'll still get monthly income without management hassles and you could end up paying less taxes. Just a suggestion.

Thanks Michael, I don't have any contact info for the squatters. I guess I could send them a letter and have them call me. I already have a potential buyer for the house so as soon as the squatter is gone, I can flip it.

Hello, I am in the process of buying a non-owner occupied house in Pensacola FL. I don't plan on keeping it, I just want to wholesale it. Problem, there is a squatter there. I am buying this from a friend who lives in California and has no idea about how to do an eviction, especially with the Covid restrictions going on. From what I've been told, the squatter has been there for 3 to 6 months. Personally, I've never been to Florida or bought anything there. Any Florida investors have any suggestions, I'd like to hear them

Does anyone have a referral for a good real estate attorney in Los Angeles County who can help set up Master Lease Options, write contacts etc. Also since I'm just getting started, who will take their first payment from escrow. I have a commercial deal that I'm working on and will need a commercial contact drafted soon. 

I'm in the Long Beach area.

Hello

This is my first post in this forum. I am Anthony and I have an idea for a commercial project but have little experience in commercial property. I live in Southern Cal and in the area that I live, parking is terrible. The residents sometimes drive around for 45 mins trying to find a place to park. I have had to park a mile from my place and walk home. The government officials campaign on promises that they will resolve this problem but nothing gets done. I have seen a piece of land that is large enough and I'd like to build an underground parking structure on it. I also want to build a mixed-use building with offices and condos over it. I stood on the land and in my mind, I saw the entire finished building down to the color scheme and interior decor. I don't own the land yet but I have found the owner, haven't contacted them yet either.  I believe that this would be great for the entire community so how would I start something like this? I'm looking to put a great team together to make this happen, so any ideas would help.
