Hey Vincent,

As a newbie investor beginning to analyze deals, it's always refreshing to read a thread such as this to gain new insight from others. I would definitely post some of your analyses in this forum or start another (I believe with the BP calculator you can hide the address). 

Since I see you are looking to house hack, if you're looking to put 3.5% down, one thing BP does not specifically include in the rental reports that you possibly aren't including is private mortgage insurance. They have property insurance, so I typically PMI in that same box. You should speak with an insurance expert but for numbers/analysis, I typically find this on Zillow (Monthly cost --> adjust the down payment %). I hope this helps!

Hi Edgar,

I completely agree with what @Greg Scott said, I would move with caution on this deal. I don't know all the repair costs, but if you talk to a contractor about what it will cost you and calculate that into your monthly cash flow, and if it still makes sense for you, go for it! 

As you said this would be your first investment property, have you been able to find any other properties? I think you can get out of this deal (if you legally can) and certainly find another triplex that is a similar price and in better shape upon closing.

I am a newly licensed agent in the Boston area, looking to get into sales part time. I primarily obtained my license because I want to take advantage of the MLS to view and analyze properties, as well as the other resources brokerages provide to agents in order to close on those deals.

I'm in contact with a few brokers that really highlight their trainings, splits, revenue share, stock options, etc. All great things, however I feel like those perks would only be useful to full time agents.

As a part time, investor first 'agent', does anyone have any advice on which broker(s) companies would best suit my needs?
