Hi BP!

My wife and I are planning a week long trip mid July to visit Idaho. Dates aren't finalized yet. We will be scouting out investments (SF & MF Units) in and around Coeur d'Alene and Boise areas. Our focus is primarily on buy and hold and BRRRR strategies. Currently its just the two of us but someday we are looking to move to Idaho ourselves and grow our family/business. It would be awesome to meet with local investors that wouldn't mind grabbing a cup of coffee.

With the current COVID-19 state of things, I have been running my numbers with low-ball offers (trying 80/20 ARV). When the time comes to submit the offer to a real estate agent, they have strongly discouraged the offer and have even refused to submit it. How do you submit offers on the MLS without upsetting the buyers agent?
