Post: Yellow Letter Trial and Error

I put my first-ever yellow letter in the mail today to the owner of a property I found while driving around town (driving for dollars). I wrote down the address, went to the county clerk's website and found documents on file with the owner's address. Below is essentially what the handwritten letter said:

"Dear XYZ,

My wife and I are interested in buying your property at 100 Main Street, Little Rock. If you are interested at all in selling your property please call me at (xxx) xxx-xxxx.

Sincerely,

Blake Norman"

I'll update if I hear anything back from the owners. If I don't I may try leaving another handwritten letter at the property and see if that will elicit a response.

@Karen P.That is a really interesting process. I think you explained it well. Thanks for giving an example of what it could look like for others and how it worked for you. Did the tenants just move over from the "older" units to the "newer" units and then you were able to continually update vacated "older" units until everything had been updated?

@Alex Craig I think it is interesting that the rates throughout the state of Florida are all on the rise. I have always views Florida as a good retirement destination and as the Baby Boomers approach that age, I think that trend of increase rents will continue. I'm not sure how strong the correlation is but I'm sure a relationship exists there.

As someone who lived in Fayetteville during college and now lives in Little Rock, I can tell you the growth that Fayetteville has experienced has been tremendous and feels like it exceeds that of Little Rock. Of course, this article takes into consideration the change in Single Family Rentals and therefore ignores apartment complexes and other forms of student housing.

All in all a very interesting article and it will be fun to watch the growth hopefully continue.

I don't have a ton of pointers I can give you or great advice but I enjoyed watching your video and I want to encourage you to keep doing what you're doing. I think you are on the right track and having four properties under your belt is quite the accomplishment. Keep working hard!

@Jen NorvelleI did my studies at the University located in NW Arkansas and I can tell you from the time I started in 2008 to today there has been incredible growth in the population of the University (approx. 18,000 in 2008 to approx. 26,000 today) and the NW Arkansas area as a whole. Many people in the area are employed by vendors of Wal-Mart (headquartered in Bentonville, AR).  I would say if you can find a property that made sense in Fayetteville, Bentonville, Rogers, or possibly even Springdale to give it a hard look. There is a quick rundown of the area. I hope that helps and good luck to you!
