Check to see if the prime / gc is bonded. If so you can contact their bonding company. It is essentially insurance against this.

 I am looking for recommendations for security cameras that can be put at each location. 

I have 5 different complexes from 8-50 units each.

4-6 cameras for the smallest and probably 24 for the largest. I need to be able to view all remotely from my office and transfer between systems at each location.  Some would have to be wireless with a repeater on the large complex. Any brands or systems recommended or to stay away from.

I'm buying!I am now under contract for a 50 unit with the exact same number that were laughed at 8 months ago. They were based off of income and the operation. He didn't even remember my previous offer. Pro forma is nonsense. If rent can be raised so easily on paper the seller should raise them to prove it instead of providing it as a future option.

Stick to your guns on your numbers! Excel doesn't have emotions!

In TN I actually had a considerably higher group pay April early, but we will see what April holds.

Has this actually been put in place nation wide to block evictons? I just had my first tenant bring this up. Ive seen the headlines but havent had any luck finding the specifics of it anywhere.

Im trying to see if garnishments can still be pushed through if this becomes an ongoing issue beyond april. I will work with the people that are actually displaced and have good history but feel that there will be some that use this to their personal benefit.

My renter in question didnt realize that the balance would be carried forward... i think he was under impression its a freebie and forgiven.

Attempt to push closing to say the 10th of the month where most rent has been collected but to be  pro rated. Closing at beginning of any month just makes for a long first week.

Depending on the class of property and tenant you may be very correct about starting off in a pinch.

If he cant collect you may have a point to renegotiate or a mercy check at closing.
