John Thedford Hey John, no need for the weasel clause to come into play at this point. His house is now sold and I made him an extra $5k than what he expected. Kuba F. I have got in touch with a realtor who is experienced in the area to do an appraisal of the home for me. He told me repairs wouldn't be higher than 8k, although I rounded up to 10k.

Allen Maris Hey Allen, I told my seller exactly what I was doing. He knows I am looking for a buyer, and I never said to him that I was purchasing the property. He is under the impression that I am reaching out to investors to sell his home for cash, and that is exactly what I have been doing. I am getting multiple offers now actually, and I am determining who I should work with to close the deal.
