Hi Mike, 

Most of the time, management companies and turnkey providers are separate. Turnkey companies usually handle buying and renovating the property, then partner with a local third-party management company to handle day-to-day operations. While this works, it’s not always a true “turnkey” setup.

In other cases, the entire process—acquisition, renovation, and management—is handled under one roof. This provides a more seamless and passive experience for investors. It’s always smart to do your homework and make sure the provider’s model aligns with what you’re looking for.

As for fees, management companies typically charge 8-10% of the monthly rent. That can vary depending on the market and the level of service provided.

Getting started depends on how much time and effort you can dedicate to your investments. If you’re able to be hands-on, I’d recommend exploring local deals or those in your home market. This allows you to control renovations and decide whether to self-manage on the back end. While this approach often delivers the highest returns, it does require a significant investment of time and effort.

If your time is limited, consider turnkey providers. These companies handle property acquisition, renovations, and management for you, offering a more passive approach. However, make sure to research thoroughly—there are many providers in the market, but not all have the experience or track record you’d want.

For consistent cash flow and long-term appreciation, look into areas in the Southeast. Markets there are growing rapidly while still offering competitive entry points for solid passive income opportunities.

If you have the time and want to take a more hands-on approach, I’d recommend looking into the BRRRR strategy or flipping properties. If you’re aiming for a more passive investment, turnkey properties could be a great fit.

I will agree with @Nicholas L. that you do need to complete all of your due diligence on the front end in these areas for the price point you mentioned, because there are a lot of horror stories out there.
