Does your Property Manager charge you a Supervisory Fee for large maintenance items such as renovations and make ready work?  If so, what is the supervisory fee charged?

Several ways to do this. The one I prefer is to pay over time....because the property owners involved may decide they do not want to go with the new property manager.  

I would "value" the business based on 1 year of management fees and pay over 2 years or more years and "adjust" the value for any owners that terminate in the first 6 months. 

I recommend using email for communication.  Tenants will lie when they do not get their way.  Email serves as written documentation.  So, if you have to go to court over a dispute, you have it in WRITING.  

I am a property manager with offices in Charlotte NC and Greenville SC.  We will take on an apartment  complex 1-1.5 hours away.  We will take on a single-family home approx 30 mins away from one of our offices.

I am new to real estate Syndication.  But I have been a broker/owner of a property management company for several years.

I am interested in purchasing, along with other investors, an apartment complex located out of state (out of the state I currently manage/broker in).  I would like to use the services of my own property management company without obtaining a license in the other state ....because i am not managing for a third party.

Does anyone have experience with this scenario?

Our MF client purchased a 64 unit apt complex in Salisbury, NC.  The previous owner had laundry equipment which they owned and maintained.  At the time of purchase the equipment was non-functioning junk.  We discarded the equipment.

We are now looking to install new equipment.  We do not want to deal with coins and maintaining.

Can anyone recommend a laundry service that they feel does are great job of maintaining their equipment and offer a fair split?
