Howdy folks, again thanks for these tips.  We ended up using Rentalutions, however there does not seem to be a simple way for Tenants to setup "auto-payments", you seem to have to make manual monthly payments.  Although these are still easy ACH transfers, they would prefer to select make payment  monthly on the same date.  Has anyone heard this same feedback or is there a workaround to reach this level of automation?  Thanks for any other thoughts you have on this item.

Stephen,

The BRRR tactic can be very powerful for preserving capital dollars and moving yourself forward in equity holdings. Your thought process is correct, but you must find the greatest dollar disparity between purchase price and ARV (after repair value). The final appraisal post renovations means everything to you. Your condo does have some measure of gap between these two sums, but its still tight and your HOA dues are a dead weight dragging down your cash flow. Banks seem to allow some flexibility on owner occupied refi or creative delayed financing, but you should check with your bank first before you get too far down the road.

Gabriel,

I am currently house hacking in a duplex that I rehabbed.  If you can find a location in your area that you find appealing, this is a huge step in financial leverage.  Your entire "rent" payment can go towards savings for the next property, debt reduction etc.  You should house hack if its feasible for you, IMO.

I was seeking advice regarding add-on fees at a rental property.  I have a duplex and recently remodeled (read salvaged) the detached garage to make it as good as new.  Prior to these repairs the garage was not safe and a huge eye sore.  I am now considering allowing the tenant to use the garage for parking.  I was going to introduce a small monthly fee for this new benefit at the property.  I was curious if any other landlords had added fees during an active lease and what would be the best way to set this up without seeming to nickel and dime the tenant.  Thank you for any advice you can offer.

Hello,

I was curious if there was any sort of consensus regarding online or streamlined screening of tenants; including application.  I have seen a few names tossed around and have used "Tenant Check" years ago, but it seems like that platform was acquired or is defunct.   SmartMove seems to have mixed reviews on the web.  Any sage advice?  Thank you.
