I have found myself in a interesting position of possibly being the individual bringing together two other companies and become partners. This involved finding real estate for operations for one group and numerous meetings/calls where I realized a partnership-like situation benefits both parties. There will be land sales possibly by one party to the other as well of which I helped discover. I am not licensed as a broker or anything so I need to know what normal compensation fee would be in this scenario. Also, I am educated on types of compensation structure and making sure liability is limited to as little as possible if something other than a cash fee was proposed. I need help on how to approach this fee and what is the expected fee in this scenario?

Starbucks tends to have their own contracts with certain development companies and Dunkin usually has a specific broker in the area that represents them. If you need contact info for Dunkin as well let me know.

I went through the process of getting both of these companies onto our lots that had extremely high traffic counts and extreme growth in the area. I finally got hold of the contact information and found their requirements. If you need me to do a little research for you to improve your chances let me know. Also, are you on the going-to-work side of the road and do you know your traffic count, median income, etc?

We have several properties in Norman and know many others who are landlords in the OKC metro and rarely have I heard bad things in regards to landlord friendliness.

I was wondering if anyone knows a good place to find 1031 buyers? Also can a 1031 exchange be used to buy developed land?

First question is how do I get the attention of high credit, national tenants for a build-to-suit or ground lease? I have the contacts for all the reps and corporate offices of most tenants but what are the details these companies are needing to make their move? I have every detail they could possibly want but I do not know how it should be delivered. Second question is if the city refuses to give you a curb cut on a corner lot on a primary arterial road because you have access from a side street, how can I convince tenants that this location is incredible with the curb cut or without it? I have lived here my whole life and I know this curb cut is irrelevant for success.
