very well put @jerryllnoorden I definitely understand. I learned alot since I last posted this and I be looking for virtual deals. So maybe we can jv some deals in your state. I be on craiglist heavily to find deals and things are starting to line up. So i be interested in working with you sometimes

Or if you have a good deal and get it under contract I have some buyers ready to get it and we van jv on the deal, if the numbers good

Youtube University lol! One way that help me is I watch people flipping houses in my city and when they tell how much stuff cost I jot it down

@garynash yeah I'm definitely going have to edit my contract and make sure it says that specifically, I would hate to lose my money over that.

I usually had just been doing the formula arv x .7 minus repairs and whatever fee I want I add it then that would be the offer price I would try to get them down to. So could be 10,000 15,000 20,0000. But I'm all ears on how you help investors make more money

@garynash either a property that needs a good amount of repairs  so I can calculate a lower amount on the offer price accounting for the Estimate repair cost. Also, if the comps near by have a good arv then it would be a good deal because it would be a good profit in between. Or a property can have very little repairs and by running the number with comps get them to a low enough number to make a profit

I know they say it take little to no money to start wholesaling but my issue I keep running into is everytime I find a good deal they want a 3000 emd deposit and I dont have it starting out. Is the Emd always 3000 and up? I need to get my feet wet in the game
