Hey All! I'm currently looking to do a flip soon, but I haven't had the opportunity to work with any reliable, quality and cost efficient crews. I need some guidance in this department to ensure I'm making the most use of my resources and time! What would you recommend as it relates to selecting and identifying contractors? What resources do you utilize (I'm usually a word of mouth type)? Do you prefer using different contractors for certain projects or having a project manager that handles all the different crews? HELP! Thank you in advance.

Unfortunately, what I discovered is the boyfriend was already living there and there were domestic issues encouraging her to add him to the lease. It was kind of a mess. I issued a letter of lease violation by him being on the property and requested he leave. He left this week and hopefully more issues do not result. I appreciate all your feedback!

Hi all. I received a message from my tenant that she would like to add her boyfriend to the lease. I'm not sure the best course of action and whether it is specific to state or just preference. This is a SF home in Houston,TX. Would this need to be a new lease or or amendment? Would you go through the same process of verification in either instance?

thank you, Belinda! this is super helpful. i attended a jet event some time ago and have been in contact with delvin. i may need to attend that monday event for some learning and resources. have you utilized these strategies in the past using hard money? would love to connect. 

Hello All! I am looking at an investment property in the area for rental (first one!) but it looks to need work. Before I make an offer, I'm hoping I can arrive to a decent estimate for repairs and revisions. Does anyone have a reference to a contractor or advance on the best way to proceed?

Also, I am considering to do a hard money loan vs a conventional loan for this property and roll over to a traditional loan to occupy this property to minimize cost during any of the rehabbing. Does anyone have a reference to hard money lenders they have used and any other lenders that have allowed a refi from a hard money loan?

thank you so much, @Michael S. - im leaning between a buy.hold and a flip. since im working fulltime, im not sure if my time will permit a flip that will do well without additional support. but i'd love to do one and get a little dirty in the process. i'll look into local meetings and get active in the community. thanks so much for sharing that with me!
