That was a LITTLE Depressing but informative. The "BRRRR" method certainly does sound appealing as well. I have thought about shadowing seasoned investors also.

Honestly at this point I have been looking at properties that need repairs that I know I can handle or upgrades that may JUST be outside of my comfort zone but I'm willing to do. Of course if an opportunity presents itself that I can pay someone to do most if not all of the work and I can make a good return on the deal I will gladly sub the work out. Also, if there's a project that needs major work like a roof or siding, rewires or replumb that would be left in the hands of the PROS.

Experience is the only thing that will help you get over your fear!   The good thing about bad stuff ( b/c it will happen-- guarantee), is you learn to roll with the punches!    You can do it, just make sure you have all your finances lined up, and don't underestimate the importance of people and a team!   

Another thing that's motivating, is the after-- people don't see the hard work, or know the crazy long hours you do.. but what they do know, is a gorgeous kitchen, pretty floors... it's an amazing feeling to look at a beautiful house and say "I did that!" 

When I referred to myself, I didn't actually mean MYSELF but I can understand why you deducted that. I do have a team of friends that can more than make up for any lack of knowledge and know-how on my part. Thank you for your input.

As far as knowledge? Hands on knowledge? I had my own flooring company so I know flooring rather well. Other than that I do have general construction knowledge and experience and of course, I've read many, many books over a period of 2 decades. Financially, I have enough in the savings for down payments, or what's necessary to acquire hard money. After all that, I don't have much else other than DESIRE.

I am finally situated to get into REI but in all honesty, I am scared to death! My intentions is to by and flip and doing the bulk of the work myself. Pretty much my only fear is not knowing ENOUGH about the process, etc, etc. Any help, additionally motivation, tips, positivity is greatly appreciated!

Hey guys thanks for the input. These guys are actually 'middle men' that align people with private money lenders. I did run them through Maryland's S.O.S website, somehow I came up with something a bit different then Chris Martin did, so I have to see why. I do appreciate everyone's incite though.

Has anyone worked with private money lenders by the name 'private money jv"? They're based out of Maryland and have been around for a while. Just curious to hear of some experiences you may have had with using them. Also, any other suggestions on private money lenders would be greats.
