If it's unpermitted the county may fine you or you can simply demo it. I would underwrite the deal as if you had to demo it ($3-5k) but could be slightly more if you need to do asbestos remediation. 

That one building has 30 units?

I am thinking about getting a FL real estate license. I have a license in Texas and NY.

I'm assuming the process in FL is the same. Do the courses, take the exam, hang your license with a broker. A few questions I had: 1)Can I take the courses online (more affordable option) or do you need to actually go to a class?

2)How much is the MLS fee and other misc. fees to keep your license active?

I think you are casting too wide of a net. You need to really figure out what product type and then do a deep dive into the market to see if it is even feasible. 

I live in West Palm and there are little to no small multi-family properties and if available they are astronomical prices.

Can anyone reccomend a good flooring distributor in Palm Beach County?
