Are you saying the white tiles do not match some of the white tiles?   Can you show that in a picture?  

"The drain pipe is not up to code."  Let's see what is not up to code here?  Did you ask  the contractor to bring it up to code/
Th court will want to see  that you gave the contractor a chance  to correct these problems and gave  the contractor a chance to make it right.  

I would ask the contractor to correct these problems now and or negotiate a price with him and pay him for the work he has done before you end up at the wrong end of this in court or in arbitration.

 yes I have over 500 pictures from the first time they did it and second. I have had 2 other plummer look at it and they say not up to code.I believe I have been more than fair to them I gave them second chanel to do it correct .

so I hired contractor  to remodel bathroom and he contracted it out to another contractor  who's cotracts bad contractors to to work.I had to have them gut the bathroom again  and do it again.it still wasn't done properly due to they put up drywall and they didn't even prime walls  so paint comes off,the tile is 2 diffrent colors when supposed to be all white,the drain pipe is not to code and looks like cap so I had to fire them.now he wants to be paid in full and said if don't will put lien on house .I don't feel that they completed the job correctly. there wasn't sign contract with this contractor .I would be willing to pay for one set of materials  but nothing  more since I have to find another  contractor  to do it correct .what are my options ?

I'm confused on how you would pay private lender. If I were to do flip would I pay them after closing or would I pay them monthly. What would be good % to offer?or would doing a split be better.
