We are closing on our next primary home at the end of this month and will be turning our current home into a STR. The STR is located near downtown Nashville.

We are looking for STR Property Management recommendations. We have had multiple calls with Evolve Vacation Rentals but we are somewhat getting cold feet due to the amount of negative reviews from both owners and guests. There are also a number of glowing reviews but would like to hear from the amazing BP Network. We were initially drawn in by their (to our knowledge) industry low management fee. That being said, I acknowledge "you get what you pay for."

Recommendations don’t have to be local to the Nashville area but are obviously welcomed.

Hey Matt, my girlfriend and I are going to eventually turn our current home into and STR in Nashville. When we moved in we upgraded to a king bed and were in the market for a new mattress. A friend suggested a Zinus mattress off Amazon and I do not regret this purchase at all! We plan on outfitting this and future Airbnb's with Zinus mattresses until we find something with better bang for your buck. Extremely comfy and very affordable. I'll send you the link in your DM. Hey BP Network!  This is my first post so please go easy on me haha.  Any advice/help would be greatly appreciated.

I am new to real estate investing and closed on my first house in the middle of April which I intend on turning into my first investment property through STR or LTR. I currently have an owner occupied conventional loan on this property which I believe will create some complications in regards to renting. Will I have to get to +20% equity and refi into a NOO conventional? I have downloaded the STR checklist to apply for my STR permit in Nashville. My girlfriend and I will begin the search for our 2nd property in the very near future.
