How does one effectively connect with wholesalers? I posted in the forums a bit ago about trying to connect with a wholesaler so that I could do some brrrr investing. Crickets. Methinks I did something wrong.

For reference, I'm in Columbia, MD

I'm looking to acquire properties using the BRRR model, as my first two properties were done mostly turnkey. I'd love to meet people who I might be able to work with to make this BRRR thing happen.

I'm in Columbia, MD, and seeking to roll my two (well, as of the end of this month) investment properties into an LLC. Can someone please recommend a solid tax attorney to help me understand the pros and cons and navigate this process?

Can anyone local to Columbia, MD recommended a tax attorney to whom I can speak concerning placing my two investment properties under an LLC? I will soon close on my second investment property, both of which I am acquiring under my own name using residential loans. I'd like to investigate putting both these properties under an LLC.

Can anyone please DM me if you have large cardboard boxes to dispose? (I'm thinking like if you've just done a big rehab with appliances or something.) My wife and I want to kill replace our patchy grass with MD-native groundcovers. To do this, my wife wants to blanket the yard in cardboard and "sheet-mulch" it to prep it for the groundcover.

We're in Columbia.

I think I will, either HoCo or Anne Arundel. These areas seem well-insulated from the economic downturn of the Covid pandemic, being well-situated among Annapolis, Baltimore, and DC and being a hub for many Defense industries.

I just closed this past week on my first property, and I owe a big thanks to BP and the community!

I was nervous going into this venture but attended a free webinar in mid-August on how to analyze properties. I got myself a Pro membership and used the ever-living daylights out of the Rental Calculator, which is worth its weight in Vibranium, landing a 3 bed / 2.5 bath property in Columbia, MD. Planning to self-manage, the numbers promise to cash flow at least $200. Truth is, I've gotten my wife on-board, and my 12yo son has helped me do some of the repairs - I include him whenever I do DIY even at home so he can learn skills. My not-so-secret hope is that I inspire my son to get into real estate when he's out of high-school or college.

The community gave me the resources and encouragement to make the most important step - taking action! I went from cradle to grave in 110 days (only because closing was at the end of November). The house doesn't require much work to get renter-ready, so I'm looking to post it within 7-10 days. And then I'm off to start looking for Deal #2!!

What about places like Howard and Anne Arundel counties, that are centrally located between Baltimore, DC, Annapolis, and by and large service the military industrial complex?

I just closed Monday on my first investment property, a townhouse in Columbia that by the numbers will cash flow at least $200, and all my friends tell me things always rent in Columbia. in fact, after I get this house renter-ready and humming, I'll be looking for deal number two.
