Good Afternoon- have been gone due to a serious illness but I am back! Looking for an investor... have a 12acre property with my primary home on it. Owe less than 250- valued at around 450. I am zoned to add up to 4 modulars on the property and would like to do STR or LTR. Looking for someone interested in a short term loan to pay off existing, get mods in and up and running- then get out with a profit in about 18 months. Does this sould like something anyone would be interested in? Terms and mods themselves negotiable. Message if interested in chatting or know someone who is. THANK YOU!

The way that I am zoned, I am able to place up to 4 modulars or stick built- was looking at tiny homes. Even looked at Zook cabins who have tiny homes that are technically RVs. I have a 3 acre pond that I would situate these close to on the other side of my property away from my primary home. I see what you mean about getting it platted as another address- but having a mortgage on the full property would mean paying that off before they would allow me to break it up. Just trying to do it the quickest possible way to get the income flowing.

I have read and read about subto deals... does anyone have luck with this? HOW do you find these deals? How do you find these distressed home owners without paying a ton of money for some of these lists? Is there anything out there that really works? Any advice appreciated!

Found this site today on a podcast and thought I would give it a try! Been a Special Education teacher for 25 years- trying to retire and have studied real estate investing... realize I cannot do my own flips after buying my forever home after the hurricane... but that is a different story! I am now looking at multiple properties that I am interested in for LTR or STR opportunities. One is a JUMBO that needs a TON of work- and trying to finalize that deal now- I hope. But in the meantime, I thought- why stop at one property? Why not purchase several because each property can pay for itself and I am seeing all of these lenders flooding my Facebook now that I have googled some loan options- and so many offer 100% financing... what am I missing here? If there are 100% loans... why isn't everyone doing this? Are they ALL scams? Can you legitimately purchase multiple properties with this kind of funding during a short period of time? What is the drawback? Also looking to find private lenders who deals in my area- maybe to get a better deal on this JUMBO I am working on. Looking at around 500K for purchase and rehab but the income potential is amazing! Any leads, advice, etc.- highly appreciated!
