I have found that most expect a stove but it’s up in the air after that. I have never provided a washer/dryer and only provided a refrigerator in two instances. The more appliances the more potential issues.

The other factors all depend on what area of Tulsa you are in. In the trendy areas of town people are fine with small homes and less amenities because they are close to restaurants, bars, and shopping. Other areas that are more family friendly may call for the standard 3/4 bedroom with at least 2 baths. I know that probably doesn’t help a ton but Tulsa is a town with different pockets everywhere.

Needing some advice on a mold issue. My tenant called and told me there was an issue with the floor in the master bedroom feeling like it was weak. I had a contractor go out and take a look in the crawl space and he found that some of the beams needed replaced but also found a lot of what looks to be white mold. He said there was some moisture under the house that probably caused it. I have been reading on what to do next and have found that a lot of people say be careful of bringing a restoration company out because sometimes they tend to recommend work way over what is actually needed since it is likely they would get the business. Should I find an independent testing agency to give me a report on treatment? I just dont want to get a crazy recommendation and be out thousands when it could have been solved for much less. Any advice would be greatly appreciated.

I had a decent experience with a short sale property. I offered 54k on a list of 64k. About a month later they said the market had changed an the price was not 68K. I told my realtor to offer 56K and that was the final offer. A week later they took it! It took a little over two months for the negotiations.
