@Chris Coleman thanks. Wouldn't it being an investment property already mean it would result in higher rates than a owner occupied property? Is there an additional bump in rate from the investment property rates when you go through an LLC?

Two partners and I are doing our first investment together and we want to do so under an LLC.

We are trying to decide on how to structure the operating agreement which allow for flexibility for us to use combined funds for renovations but also to be able to withdraw funds for distributions. We also want a standard structure to be able to make decisions. I don’t know what has worked best in these types of situations.

Any suggestions on what is typically done and/or any templates we can use?

I heard recently that it is better when trying to get a loan to have the property titled under me and partners' names personally rather than an LLC.

Can someone provide some advice here and also some recommendation of lenders for the Georgia market?

My partners and I just purchased a duplex for cash in Atlanta. We will need to do about $50k worth of work to it but will then like to refinance once we have it leased up.

We purchased it under or names personally but would like to quit claim to an LLC.

Any issues with getting lending to an LLC, or is it better to keep the property in our name? Also please provide names of some good bank lenders for multifamily properties on GA.

I live in the Atlanta area but I having been looking in the Columbus GA market for turnkey rentals, preferably multi unit /family properties.

Please provide any advice you may have on approach, things to avoid and best neighborhoods to invest in.

Also, please provide any good local agents, contractors, property managers and lenders you would recommend.
